Chapter 8 - CLAIRE FOUND THE THIRD PROPERTY

Claire owned three major real-estate assets through Reed Property Holdings.
The mansion.
The Irvine commercial building.
And a smaller property she almost never thought about.
A twelve-unit apartment building in Costa Mesa.
Her father bought it before Claire finished college.
The rents funded much of the investment income Claire later used to support the Mercer household.
Claire checked the property records.
Nothing unusual.
Then her accountant found something adjacent.
A UCC filing against Reed Property Holdings.
Not against the building itself.
Against certain distributions and receivables.
Secured party:
Mercer Capital Advisory LLC.
Claire had never heard of Mercer Capital Advisory.
Rachel did.
Daniel registered it eleven months earlier.
“What does this filing claim?” Claire asked.
“That your company granted a security interest.”
“I did not.”
The document referenced a management agreement.
Again:
Claire’s signature.
Again:
Not hers.
This was worse.
The Irvine document benefited Daniel’s operating company.
The UCC filing appeared designed to give another Daniel-controlled entity a claim against cash generated by Claire’s property business.
Rachel contacted commercial litigation counsel.
The answer was not instant.
They would have to examine formation documents, signatures, filing authority, and whether any lender relied on it.
Claire understood enough.
Daniel was not merely borrowing temporary household money.
He had begun constructing a financial structure that treated Claire’s separate assets as if they were accessible to him.
The question was why.
Rachel requested preservation of Daniel’s business records in connection with the marital and commercial dispute.
Claire stopped all discretionary transfers to the joint household account beyond amounts necessary for documented shared expenses.
That decision created immediate pressure.
Evelyn’s $10,000 payment did not arrive.
She called Daniel.
Daniel called Claire.
Claire answered once.
“You cut my mother off.”
“No.”
“She depends on that.”
“She owns an investment account worth more than my annual salary.”
“That isn’t the point.”
“What is the point?”
“You can’t change everything overnight.”
Claire almost smiled.
“You changed paperwork using my name without telling me.”
“I didn’t forge anything.”
“Then tell me who did.”
Silence.
Claire continued.
“And what is Mercer Capital Advisory?”
Daniel ended the call.
