Chapter 12 - WHAT EACH OF THEM WAS PROTECTING

Ryan stood near the windows with his hands in his pockets.
Linda sat on the edge of the sofa. Paige remained beside the door. Megan did not offer anyone coffee.
Ryan began with the Worcester project.
Eric Nolan had found three triple-deckers priced below market because of deferred maintenance. Ryan believed a quick renovation and refinance would double the investment within a year.
Fenwick Rowe would never approve his participation. Outside ventures involving client-style financing had to be disclosed.
So he used Harbor Ridge.
The first smaller withdrawals from Linda’s account funded inspections and deposits. When early units refinanced, he replaced the money. The success convinced him the system worked.
Then the third property failed inspection. Interest accumulated. Contractors stopped working. Eric needed more capital.
Ryan took the hundred eighty thousand.
Linda asked why he told her Megan needed it.
“Because you wouldn’t have risked it on Worcester.”
“You were right.”
Ryan looked at Megan. “I thought I could replace everything before the wedding.”
“With my condo?”
“The loan would’ve stabilized the project. Once it refinanced, everybody got paid.”
“You submitted fake damage estimates.”
“I made the file support the value.”
“You invented a company in my name.”
“I used initials.”
“You created an email address pretending to be me.”
Ryan’s control slipped. “Because every time I tried to talk about money, you said you were exhausted.”
Megan let the accusation sit between them.
There was some truth inside it. She had postponed financial conversations. She had told Ryan to handle details. But avoidance was not permission.
Linda asked the question she had been saving.
“Did you ever plan for me to live here?”
Ryan looked toward the guest room.
“For a few weeks.”
“After that?”
He did not answer.
Linda’s face tightened. She had humiliated Megan to claim a place Ryan never intended to give her.
Paige asked what Ryan wanted now.
He said he wanted time. He wanted Megan to delay the lender statement, Linda to call Harbor Ridge a family investment, and Paige to tell compliance he had never advised their mother professionally.
“And the wedding?” Megan asked.
Ryan looked at her with genuine pain.
“I still want you.”
“But what are you protecting?”
He hesitated.
“My career. Mom’s money. Us.”
“In that order?”
He looked away.
Megan opened the front door.
Ryan did not move.
“This is your chance,” she said. “Tell everyone the complete truth, or keep choosing the version that costs you the least.”
He walked into the hallway.
At the elevator, he turned to Linda.
“You know I was trying to save you.”
Linda’s answer was quiet.

“No. You were trying to save the son I thought I raised.”
The elevator doors closed before he could reply.
