Chapter 7 - THE APPENDIX CHLOE NEVER SENT
Russell’s team needed three days.
What they found changed the question.
Bellamy Harbor was not merely short on cash.
The project’s senior lender had placed the development in technical default five weeks before the wedding after Harold failed to maintain required reserves.
There had been no public foreclosure action.
The lender was still negotiating.
But the default mattered.
Daniel’s proposed $850,000 investment would not have funded expansion.
Most of it would have restored reserves and prevented the lender from exercising additional control.
“That wasn’t in the package Harold gave me.”
“It was,” Russell said.
Daniel looked up.
Russell turned his laptop around.
The original due-diligence package emailed from Harold’s office contained a thirty-seven-page financial report.
The version Chloe forwarded to Daniel contained thirty-four pages.
Three pages were missing.
An appendix describing the reserve breach.
Daniel felt heat move up his neck.
“Maybe the file corrupted.”
Russell did not answer.
He did not need to.
Daniel called Chloe from the conference room.
“Did you remove three pages from your father’s financial package?”
Silence.
Then: “What pages?”
“The default notice.”
Another silence.
Longer.
“Dad said it was temporary.”
Daniel gripped the phone.
“That isn’t what I asked.”
“He said Russell would overreact and kill the deal before he fixed it.”
“So you deleted it.”
“I was trying to buy him time.”
“You were asking me for almost a million dollars.”
“I was asking my husband.”
“We weren’t married.”
“We were getting married.”
Daniel stood.
“That doesn’t make it better.”
Chloe’s voice cracked.
“You don’t understand what was happening.”
“Then explain it.”
She took a breath.
“My father was going to lose the project.”
“That is not an explanation.”
“It is when the project is the only reason forty years of my family’s life doesn’t disappear.”
There it was.
Not simple greed.
Fear.
Pride.
Desperation.
And a decision to make Daniel carry the risk without giving him the truth.
Daniel finally understood why Harold had looked at his phone before looking at Chloe after the reception.
