Chapter 7 - THE $1.5 MILLION ADVANCE
Northstar had not paid Hale Industrial.
It had paid Ryan.
More precisely, it had advanced $1.5 million to Ryan Grant Management LLC under a development-services arrangement.
The money was to be credited against Ryan’s eventual $2.1 million transaction fee if the property sale closed.
If it did not close under specified conditions, Ryan could be required to return most of it.
Kelsey read the agreement with Margaret.
“When did this happen?”
“Six months ago.”
Six months.
Ryan had been spending money tied to a sale Kelsey did not know existed.
“Where did it go?”
“That requires financial records.”
They obtained those through the company process and, where appropriate, marital financial disclosure.
The answer was not glamorous.
$410,000 paid off debt from Ryan’s failed contracting venture.
$185,000 covered taxes.
$120,000 went toward their home-equity line.
$75,000 bought the Range Rover Ryan insisted was a “business vehicle.”
Large amounts moved through legitimate-looking expenses.
Then one transfer stood out.
$300,000 to an investment account in Ryan’s name.
Kelsey stared.
He had effectively borrowed against the future sale and used part of the money personally.
If Nancy did not sell.
If Kelsey revoked his authority.
If Northstar walked.
Ryan could owe money he no longer had.
That was the real deadline.
Nancy’s signature the morning after the attack was not simply about stealing value cheaply.
It was meant to consolidate enough ownership under Ryan’s control to protect the transaction he had already monetized.
Three earlier clues snapped together.
The urgency.
The lawyer visiting that night.
The phrase ruining my millions.
Ryan was not afraid Nancy would complain.
He was afraid her refusal could trigger a financial collapse already underway.
Then Kelsey learned Gavin Pierce had warned him.
The lawyer provided correspondence to Hale Industrial’s new counsel after conflicts were sorted.
One email from Gavin to Ryan, dated four days before the attack:
Nancy must receive full disclosure of the Northstar negotiations before any membership transfer. I will not close a buyout based on the current packet.
Ryan replied:
I’ll handle Nancy.
Gavin responded:
Do not ask me to document that phrase.
Kelsey closed her eyes.
The attorney had not approved the deception.
He had warned against it.
Ryan proceeded anyway.
The attack had not happened because Nancy stumbled onto a secret nobody else knew existed.
